This is a question that I always ask my sellers while on a listing presentation when "CURB APPEAL" comes up.  I like to use it as an analogy with selling their home.  By the way, they overwhelmingly answer this question with a NO!  I then go on to ask them why not?  "Is the food in the can or box any different than what the others have in them that are not dented?"  (Usually they say NO) "So it is simply because it looks bad from the outside, right?" (Usually they say YES!)

I go on to tell them that the same is true of their home.  It's called curb appeal and if your home doesn't have it (especially in this market), then many of the same people (like yourself) who wouldn't buy the dented can or dented cereal box also won't want to see what your home has inside of it!

Do you have any analogies that you like to use with your sellers while on your listing presentations?

The short answer to this question is, "THEY BETTER BE!"  I can't remember the last full price offer that has come in on one of my listings, can you?  I also can't remember the last full price offer that I have prepared on behalf of my buyer clients.  In fact the last 3 buyers that I have worked with and represented ALL received a $10,000 seller contribution towards their closing costs as part of the negotiating that was done.

When I meet with my sellers I make sure to plant this seed early on in the process and make sure that they understand that more likely than not, they will be getting an offer for less than their listing price along with a bunch of other contingencies (depending on the particular characteristics of the property)!  I also feel that it is important to EDUCATE your sellers to keep their emotions out of the process.

I woke up this morning and went downstairs to find absolutely no presents at all under the tree!  Don't worry, no one broke in over night and stole them, Santa just must have forgot to come and visit us this year.  Or did He?

Many of you know that my wife and I just welcomed our first child into this world about 3 weeks ago.  After several long conversations, this year we both decided that we really didn't need any material presents to make us happy.  Instead of material gifts that will soon be forgotten about we decided that all we really need this year is LOVE for our family!
