Sex offenders in Maryland have begun receiving paper signs in the mail that show a pumpkin and read 'No candy at this residence,' which they must post on their front doors for Halloween or face a parole violation.  Further, registered sex offenders are being instructed to leave their porch lights off, and not answer their doors.

ARE YOUR BUYERS SAYING THEY ARE GOING TO HOLD OFF BECAUSE OF THE ECONOMY?

I just had one of my CASH buyers that I have been working with for the past 8 months or so tell me this week that they are going to be stepping back and holding off on purchasing right now because of what has happened to the stock market?  They are nearing retirement and this would be one of the last homes that they probably purchase for a while.  I told them that while I don't blame them for making the decision that they are right now, I still think that NOW IS THE TIME TO BUY!  You can't time the stock market and you can't time the housing market either.  You get the best buys when the market is close to the bottom before it starts improving.

Right now sellers are "cutting their losses" and letting their homes go for record lows and helping with significant closing help as well.  However, once the silver lining starts to show and they see an end to the madness, do you honestly think that they will continue to "cut their losses?"  And do you think that they will still continue to give significant seller contributions?  I don't, but after all what do I know, I am only a real estate agent who lives and breathes this stuff on a daily basis.

HARFORD COUNTY HOME BUYERS TIP OF THE WEEK - GET PRE-APPROVED FIRST BEFORE YOU START SHOPPING!

If you are considering BUYING A HOME IN HARFORD COUNTY, Maryland before you decide to waste your time going out "window shopping," you had better do your homework and figure out what you can and can NOT afford.  The best way to start is to meet with a LOAN OFFICER IN HARFORD COUNTY who can set up a FREE CONSULTATION to meet with you and discuss your options at a convenient time for you.  Your LOAN OFFICER IN HARFORD COUNTY should review your credit scores with you and also verify your assets, outstanding debts, and income.  Your HARFORD COUNTY LOAN OFFICER may request that you bring certain documentation with you like paystubs, last years taxes, credit reports, bank statements, etc.  From there they will help you determine how much of a loan you will be able to GET APPROVED for.

Keep in mind that a LOAN OFFICER IN HARFORD COUNTY can only pre-approve you to tell you what a lender or bank is willing to loan you.  They cannot tell you how much you are comfortable with.  Chances are if you have really good credit (most agree that a score above 700 is pretty good), than the lender or bank will probably be willing to loan you more than you really want to spend.  The bank doesn't always factor in that you need to get your haircut, get your nails done, play golf every Saturday, or even need to have cable or internet access.  This is where you really need to sit down and "crunch your own numbers" and be brutally honest with yourself.  If you are planning on BUYING A HOME IN HARFORD COUNTY with another person, you will want to sit down with them and put all of your expenses on the table.  Decide if you like your current standard of living and what if anything you are willing to live without to help you afford the home that you want to buy.

Why are we still paying $3.00 a gallon for Gas?

According to an article that I read yesterday from the USA Today Website, Oil Prices dipped below $75 per barrel.  The record that was set back in July was $147.27 which is basically a 50% drop in cost.  So if Gas Prices at the pump topped to about $4.11 per gallon when each barrel cost approximately $147.27 then why didn't the prices at the pump also fall by about 50%?  Right now they are still about $3.00 per gallon.  So the prices for US AT THE PUMP who are the ones really impacted the most have only fallen about 27%.  What happened to the rest of the drop?  It seems to me that prices at the pump should be closer to the $2.00 mark, assuming the math is correct...
