HOW DO YOU SELL YOUR HOME IF NO ONE CAN MAKE AN APPOINTMENT TO SEE IT?

I have been meaning to write a post about this for quite some time!  Today I scheduled several appointments to go out and view some homes this weekend and to my surprise in one of the listings not only was the contact information wrong to schedule the appointment, it gets better!  I called the listing agent on her cell phone and an automatic message comes on stating, "at the request of the owner of this phone, no incoming calls are currently being accepted." 

ARE YOU KIDDING ME? 

I wonder if the seller knows this?  But then again it was a discount brokers listing and just another example of you get what you pay for!!!  I think I'll use this one in my listing presentations.

I HATE MY PHONE! I NEED HELP CHOOSING A NEW ONE!

My battery is almost dead (in my Cingular 8525) and after about an hour on the phone I was told by AT&T (formerly Cingular) that they do not have any battery replacements in the foreseeable future in the entire country!  So it looks like even though my phone is one year old, I will have to buy a new one!  I have had many other issues with my Cingular 8525 as well like it freezing up, the screen going blank white, and I hate that there is not a keyboard and the entire phone is a touch screen!  I'm past being angry about it (even though I was one week over my 1 year warranty and there is absolutely nothing that AT&T was willing to do except allow me to qualify for the 2 year upgrade even though I have one year left on my contract!  But I guess it's the least they could do since I have been a customer of theirs for over 9 years now), but wanted to know what phones you all use and what you would recommend me to purchase?  

I am strongly considering purchasing the TREO/palm 750, so if you have a TREO already or have had one in the past, I would appreciate hearing your comments on it!  Whatever phone I purchase absolutely MUST HAVE instant email notifications, internet access, and be available to be used as a modem for my lap top.  I would also prefer it to have a speaker phone/hands free option as well as conference calling.  

If you are too busy to respond, I understand, I'm just looking for some friendly advice because the people at the store only care about pushing one thing, the MOST EXPENSIVE phone!

Rotten Neighbors - A NEW way to OUT them!

I just saw a story this morning about how ANYONE can OUT their ROTTEN NEIGHBORS!  The site is called WWW.ROTTENNEIGHBOR.COM and I personally feel that it could have a profound impact on us as real estate agents!  Think about how difficult it would be to try and sell a home that was right next door to a "Rotten Neighbor" or worse yet, the "Rotten Neighbors" home themself?  And what about when working with buyers?  Don't we have a fiduciary duty to look out for their best interests?  But then again, does this kind of thing violate fair housing laws if we aren't the ones saying it?  It is merely other peoples opinions, but they are allowed to be as "candid" as they want and can certainly state things and do openly state things that if said by us would be a direct violation of fair housing!

So what do you think, are we obligated to let our clients know about this site?  Do you think we should check the site before going on a listing presentation to see if the prospective sellers are near any "rotten neighbors" or are the "rotten neighbors" themselves? 

I KNOW PEOPLE ARE JUST VENTING, BUT I DON'T THINK THEY REALIZE JUST HOW MUCH A SITE LIKE THIS COULD REALLY HURT THEIR PROPERTY VALUES WHEN THEY WANT TO SELL THEIR OWN HOMES!  This is the same thing as the neighbor who complains to the police about the people who speed in their own neighborhood, so the police come out and start issuing tickets and guess who is one of the ones who also gets a ticket?  THE SAME NEIGHBOR WHO ORIGINALLY FILED THE COMPLAINT!
