How do you market your listings online?

Since 90% (the last number I remember hearing) of people start their home search online, I decided that one of my goals for 2008 is to tweak my marketing plan a little more to show my sellers just how much I really do for them and thought that you all here on AR could benefit from this post as well (especially if we all contribute something extra below that we do to market our listings online)!

-  I email all the agents in my office about my new listing so they have it (this is FREE and doesn't waste any paper!)

-  I research all of the agents in the area of my listing and email them a copy of my new listing advertising any type of incentive for them to show it (like an agent bonus and this is FREE)

-  From my website once I upload the listing information, the new listing gets automatically uploaded into the following:

  •         Google base
  •         Livedeal.com
  •         Yahoo classifieds
  •         Cyberhomes.com
  •         Truila.com
  •         Oodle.com
  •         Homescape.com
  •         Vast.com
  •         Thehousingpages.com
  •         Videohomes.com
  •         House.com
  •         Habitat boom
  •         Clickable city directory
  •         CLRsearch.com

-  Then I download it into Craigslist, Backpage.com, and zillow.com

-  Also, it gets automatically downloaded into even more sites like realtor.com, homesdatabase.com, and most of the other participating brokers in our MLS areas websites as well once I place the main listing in our MLS system. 

-  Oh, and I can't FORGET PLACING THEM ON ACITVE RAIN!

OF COURSE I ALSO PUT MANY MULTIPLE PICTURES OF THE HOME AND CREATE AN ONLINE VIRTUAL TOUR TO BE PLACED ON MANY OF THESE SITES AS WELL!

Michael, I like your approach of using the "this is how they start" as a pitch to sellers.  I don't think anything close to the 90% number find their buyer broker on their web search.  But it is the major starting off place for looking.  I'm going to have fun adding my new listing to all of these place!

I would add Realtor.com as it is the #1 place for Real Estate online.  I have had great success there.

What application are you using to upload your listing to multiple web sites? I use postlets.

I use my FREE POINT 2 Site!  All I have to do is upload it to my point 2 site and then click syndicate for ALL of the websites listed above!  If you don't have a Point 2 site, you don't know what you are missing!  After all it is completely FREE (unless you decide to upgrade).  So far I have not had to upgrade and have already closed on 3 new clients that I met directly from my site (I have only had the site since August of 2007)!

Is your website custom or are you using a "template" company?  I am thinking about switching companies and need to start researching.  Submitting to multiple websites is critical, so I think that will be one of my top requirements - any suggestions?

Michael-In addition to all the many things you listed, I post to our local TV stations.  I don't think many people are doing this.  I should post a blog about that because I've gained many leads and 2 closings in the past year from it. Thank YOU for the great post.

I have an upgraded Point2Agent site (you can get them free) it uploads to all of the above mentioned sites. I have stopped using print ads-I got no return on them.

Thanks for sharing the information. This is what makes activerail useful. I am always looking to have sites to add listings to. Remember to remove them once they are sold.
